What is the best way to quickly sell a house without lowering the price any more?

If your house has been on the market a long time than you need to revisit the ones you control. It sounds like you have already reduced the price so you need to consider the condition. There is no “silver bullet” in real estate so it is hard to say more without knowing more. Check your pricing compared to SOLD comparable homes to yours, if you are working with an agent ask them to take you to see active comparable homes to yours so you know what the competetion is and how they are priced and staged. That way you can do what you can to be better than your competition and you will know you are priced well so an appraisal should support the value. If you have not had any showings then unfortunately it is probably price. If you have had a good number of showing then it is probably condition. The average is about 10 showings equals one offer. Remember too that value is ultimately determined by the sold comparables and WHAT A BUYER IS willing to pay.



Make the property clean, nuetral colors, make it appear new on the market.

Clean everything, thin out your belongings, fresh flowers out front help curb appeal.

if you ever watched the show "sell this house" i think it's on A&E or HGTV. they give great tips, they use lighting to brighten spaces, remove all clutter, paint the spaces in neutral tones, clean and remove mold, dirt, and trash ( and animal hair if you have them ) bake something they say it make you feel more at home. if there is something inexpensive to fix , fix it , ( like if a door has a hole in it or a cover for the light switchis cracked change them out).. And if the furniture is arrange weird rearrage it. Plus they say remove all of your pictures from the home.

advertise rent to own - get a credit check on potential buyers and you can raise the price back to where you want it - I have done this four time - good result on all - just get the credit check and know what you are walking in to a head of time.
