Sell house quickly
I understand the market is slow. Currently I reside in Maryland, and I DESPERATELY need to sell my house due to school districts before the beginning of the school year. My house has been on the market for 4 months and we have gone through fixing appliances, cleaning the house, throwing junk away , painting, planting…basically my house is in perfect condition. its better than when I bought it.
I have lowered the price to 310,00 - Its the lowest price in the neighborhood .
I DONT KNOW WHAT ELSE TO DO!! Its getting so stressful and I simply have to move!
You think that the TV show gets every house sold ? They ONLY show you the ones that make for good TV. Simply, there may be no buyers in your price range. People are absolutely fooled about the “value” of their house and their equity and paper profits. Unfortunately you have found this out the hard way. It’s all supply and demand. Try raising the commission offered to the selling agent.

I just refinanced after my husband’s death….I don’t want the house anymore - the loan is 93,000 and it is worth 100,000. I just want to walk away. I don’t have the time or energy to try to sell. I have another house waiting - owner will hold the mortgage and I can get 20% down out of an IRA - but he wants to sell ASAP and he has contingent offers. I don’t care if I lose on this house - I just want out!
It sounds to me like the stress of your husband’s death might make you make a big financial mistake. Don’t foreclose on the house, you’ll ruin your credit rating. Get yourself a good agent. A good agent can help you sell fast and help you deal with the owner for the other house. Otherwise, sell fast by making the house spotlessly clean. Make sure it looks new. Paint job, broken stuff fixed, etc. Pay someone to help with that. You’ll lose less money this way.

My home is going into foreclosure. If there is anyone who can buy it as a quick sale, can I still make any money off of it? I have about 15,000.00 equity.
15k equity is not very much. So you want someone to buy your house and give you the money? I don’t think that’s going to happen with the way the market is. When they foreclose on a property the starting bid is whats owed to the bank. If the bidding goes higher (if your property is desirable to an investor) you will get what’s left over, minus liens.

I saw a home listing with the words “quick sale” so I wasn’t sure if it’s an actual term that has the same meaning as a short sale.
No. the listing is just implying that the price is low so the house will sell quickly. It is an inducement to attract a buyer. It may be a short sale, but it may also be just another house for sale. A short sale is the sale of a home for less than the loan owed on it. If the mortgage company agreed to the short sale, the seller would not be liable for the repayment of the mortgage after the house is sold. The mortgage company would receive all the proceeds and would consider the amount received as satisfying the full obligation.

I am just wondering how the rest of the ends get tied up if I have to sell my house for less then I owe? I have to sell my house because renting it out would cost a lot in property management and higher insurance rate due to a pool. So if I sell the house below what I owe between two mortgages how does that work?
You can pay off a house with less money than you actually owe. It’s known as a ’short sale’ and you can negotiate one with your bank or mortgage company. They would rather take a short sale than let you go into foreclosure, because foreclosures have the potential to be disastrously expensive for a bank. Ask your bank what steps you need to take in order to work this one out, and make it obvious that you are doing the best you can to be honest with them about your situation.

What is a quick claim and if i do it does the new owner take all of my fincial resposibilties such as my second mortgage?
This is a Quit claim deed. The deed transfers ownership of the property, it does not transfer the debts you are responsible for to the new owner.

Be sure it is clean. Do not show it messy. When I was looking for my house, you wouldn’t believe the messy, disgusting places I went in. It just creeps you out and you want to leave. New paint will help too. Keep the outside looking good, mow the lawn, trim the shrubs, plant some flowers, etc. The kitchen and bathroom are what most people will want to be in good shape. Again, clean the stove and oven and any other appliances. Be sure there’s no leaks in the bathroom and the toilet works well.

I would like out of my home as fast as possible due to constant struggles with the man I am living with at the residence.
The fastest way to sell a house would be at 50% of value. Also you need to find out if you live in a community property state and/or a common law state. Because if you do, most likely he owns half that house even if his name isn’t on it.

We had a contract the day we listed our house but have been waiting 3 months now for it to go through. We really want to move, but keep getting asked for extentions.
Stop allowing extensions! Get serious! Now, to attract new buyers: 1. Make sure there is no exterior clutter–no shaggy landscaping, no cars or appliances in the front yard, no dog doo in the yard. 2. In season, plant some colorful annuals to brighten things up, but keep the lawn and garden simple. 3. Fresh coat of paint on the front door. 4. Cut your personal possessions by 50%. Put the rest in storage, or just get rid of it. It will make your home look neater and more spacious. 5. Make the small repairs that could make your home look worn. Touch up paint, repair scuffs in woodwork and cabinets. 6. Make sure, if you have any daring decor, to tone it down. Your buyers need to be able to imagine their stuff in your home.
