You have heard before that the first impression is a lasting impression - it s true. Statistics show that potential buyers decide in about 10 seconds of seeing the outside of a house whether they want to see the inside. This is one of the single most important things you can do to attract buyers initially. So, the first thing for a quick home sale is to create a curb appeal. Great curb appeal gets your selling opportunity off to a flying start. If you can create the wow factor from the outset, right from the moment potential buyers first drive up to your home they will be hooked. Selling your home then becomes a lot easier as buyers tend to overlook small things - their emotions start to take over and resolve minor niggles.

The good news is that creating curb appeal is not all that hard.

First off, make sure your yard is kept well manicured and appears tidy, clean and cared for. Trim shrubs, grass and clean up flower beds.

Typically the buyers will be checking out the exterior walls and whether or not the place looks in good order. Therefore you need to ensure that the exterior walls, at least, have been power washed and if necessary given a fresh coat of paint. In fact color is high on the list of key emotional triggers and a major factor in creating great curb appeal. Choose colors with care for any repainting as it can make or break the curb appeal of your home. You can repaint the front door to add color and definition.

Remember that you will be repainting for the future buyers, not for you or your family. You will have to set aside your own personal taste and think in terms of what will appeal to a buyer. However, since you don t know what any one prospect will like it is safest to choose what is known as a universal color . The color should blend well with the other homes in the neighborhood. It may be that the color that appealed to you when you bought the home was just perfect (it may even have been the trigger that led YOU to buy!). If you have been a bit indulgent with any repaint in the interim, be prepared to go back to safe, sound, basic, light and simple colors that harmonize with the surroundings rather than fight against it, for a more certain positive appeal.

It is critical to maximize the curb appeal of your home as it is the first emotional trigger. Getting this right, will start to get your buyer panting for more, and if the interior of your property also continues to tickle-their-fancy in the right way, you could soon be en route to achieving a quick home sale.

What are the fees when selling your house?

I am looking at selling my house. Do we pay the realtor before we sell it or do they get a % of the sale when the house sells? What other fees do you need to pay when you put your house up for sale?

The Realtor get’s paid at closing. What they are paid is negotiated up front and written into the listing agreement. While there is no set commission rate, fee’s range from 5% to 10% depending on the property and what it will cost the agent to market it for quick sale.

Would it be a turn off to buyers if the garage is filled with the stuff removed from our home for “staging”?

We (3 adults & 4 small children) will be living in our 1800 sq ft home while we try to sell it. I plan to remove a ton of stuff for “staging” to make the home show better and look larger. If the attached garage is used as storage for all the boxes and extra furniture will buyers be scared away or turned off? Do we need to rent a storage unit? The laundry area is also in the garage so they will definitely see it in a walk through with their agent.

Put all the stuff that you intend to use after selling your house in a storage unit. Discard those things you don’t need anymore, by either donating them or bringing them in the dumpsite. Buyers always check out the garage and you don’t want to show them a cluttered garage.
